Incremental Tenant purchase scheme

The Incremental Tenant Purchase Scheme gives existing social housing tenants the chance to buy their social home from the local authority. Your property must be available for sale under the scheme, and you must meet the eligibility criteria.

What it is:

The Incremental Tenant Purchase Scheme gives existing social housing tenants the chance to own their own home. This is an incremental scheme meaning the tenant will pay the market value of the house at a discounted rate. The discounts will depend on an applicant’s gross annual income and vary between 40% and 60%.

Who it’s for:

This scheme is available to social housing tenants living in a local authority property provided their property is included in the scheme. The tenant must satisfy certain requirements, including being in receipt of some form of social housing support for at least ten years, and having an annual income of at least €12,500.

How it works:

Under this scheme, you can apply to your local authority to buy your local authority house. If approved, you must continue to live in the house for as long as you own it. You will get a discount on the price of the house based on how much money you make. Your local authority will also place a charge on your house called an incremental purchase charge. This charge will be the same as the discount you get on the price of your house.
